Hawaii State Land Use Commission voted 7-0 to allow an initial phase of development on 768 acres being used to grow vegetables and ranching. Castle and Cooke ha seen this before since they got approval two years ago and had it overturned by technicality by state court.
If county rezoning and various permits can be obtained without undue delay Barrett estimated that construction could begin next year leading to first homes being completed in 2014.

To offset the displacement of farming on the Koa Ridge site primarily by Aloun Farms,Castle and Cooke committed to lease 335 acres near Wahiawa to Aloun,plus an option for an additional 333 acres. Aloun Farms leases 446 acres at the Koa Ridge.
The City Department Planning and Permitting supported Koa Ridge,as did the State of Hawaii Dept, of Agriculture,Office of Planning and Department of Transportion.
One requirement is that Castle and Cooke complete traffic mitigation measures. One piece of mitigation the construction of a new H-2 interchange at Pineapple Road,would have to be completed before occupancy of 1800 homes or 328,000 square get of commercial space.
The conditional approval of the second phase,known as Castle and Cooke Waiawa,was made because much of the infrastructure providing access and utilities to the site relies on uncertain plans for an adjacent 12,000-home project called Waiawa Ridge on land owned by Kamehmeha Schools. Waiwa Ridge is partially permitted ,but a development partnership led by Gentry Homes abandoned the plan in 2009.
Now is this basically live or is this Menorex? Is this just another diversion so that those involved get their fair share then all of a sudden Oahu has more homes then they can sell?
This sounds like somebody's idea of a fantasy or power play to justify things that are already in motion but needs to be slowed down for the sake of more money which Hawaii has been doing for years. More money means all involved get more. But even the newspaper is in on this as an accomplice to another legal fraud. But who wants to lose a job or meal ticket. Try to be a little more expressive if it doesn't cost you any money. What a joke. But this is how things are allowed to be done in Paradise.
